The outdoor season is short. Plan washing between the spring thaw and the first hard frost, and leave sealing and staining for the warm, dry stretch of summer. Wet surfaces must not freeze, so watch the overnight forecast in spring and fall. In much of Alaska the window is shorter still.

Northeast, Mid-Atlantic and Midwest

Spring and fall are usually the best times. Tree pollen peaks in spring, so a house wash after it has mostly fallen stays clean longer. Mild late-spring and early-fall days suit staining; in midsummer, stain early in the day and out of direct sun.

Southeast and Gulf states

Cleaning can happen most of the year, and algae and mildew grow back faster than in drier places. Heavy pine and oak pollen often comes in late winter and spring. Summer afternoon storms and high heat make morning appointments best, and they shorten the dry windows that sealers and stains need.

Hawaii and Puerto Rico

Warm temperatures allow work all year, and growth returns quickly. What matters most is a few dry days for sealing and staining. Hawaii's drier season generally runs from about May to October, and Puerto Rico's from about December to April, though windward and mountain areas can see showers any time. Salt air on the coast calls for more frequent rinsing.

Desert Southwest

Organic growth is less of a problem, but dust, hard-water spots and sun damage are bigger ones. In summer, very hot surfaces make cleaning solutions and sealers dry too fast, so cooler months or early mornings work best. Monsoon storms, roughly July to September, bring dust and sudden rain. High-desert areas can freeze in winter.

Rocky Mountain states

Cool nights and late or early freezes limit the season, especially at higher elevations. Strong sun at altitude fades stains and sealers faster, so wood finishes may need attention sooner. Watch for afternoon thunderstorms when planning stain days.

Pacific Northwest

Moss and algae thrive in the long wet season, especially on shaded roofs. The driest weather west of the Cascades is usually July to September, which is the best time for staining and sealing because most products need several dry days. Moss treatments are often done in spring or early fall.

California

Most rain falls between about November and March, so the dry season is long, but coastal fog keeps shaded walls damp and inland heat can be extreme. Check for local water-use restrictions during droughts before washing, and rinse off ash and soot after wildfire smoke events.

What makes a good cleaning day

  • Washing: mild, calm weather. Cleaning solutions work best when they don't dry instantly, so very hot, sunny afternoons and windy days are harder. Surfaces must not freeze while wet.
  • Roof cleaning: a dry roof for safe access, and plants below kept wet and rinsed.
  • Staining and sealing: a clean, dry surface, temperatures in the product's range (often above about 50°F), and no rain in the forecast for the drying time.
  • Pollen: washing after the heaviest pollen has fallen keeps the house clean longer.

Months are general guidance for each climate group; elevation, the coast and each year's weather make a difference. Booking early in the season usually gives you more choice of dates.
